Our Terms and Conditions for Florida vacation home rental.
We act as Florida vacation homes property managers and rental agents for private individuals who
have invested their savings in a Florida vacation home. Unfortunately as
I am sure you are aware, a few people always manage to spoil things for
the majority and therefore we must protect our homeowners investment by
laying out a few simple ground rules. These conditions only apply to the
accommodation portion of your holiday and do not conflict in any way with
your tour operator or travel agents conditions as applied to any other component
of your vacation.
All of
our Florida vacation homes are privately owned and located in good quality residential
areas. Clients who choose to rent one of our homes are embarking on a
self-catering Florida vacation and should understand that they will not be staying
in a hotel style environment. Adjoining homes will in most cases be occupied
by full time residents and we ask that you respect their privacy.
The style, content
and design of each property will vary but in all cases will be in good
condition, clean and well equipped for your vacation. All homes contain
the following as a minimum:
Air-conditioning,
Fully equipped kitchen, Washing Machine and Clothes Dryer, Cable TV, Telephone
with free local calls,
Double Garage.
Villa layout: Three Bedroom Home: Master En-Suite with either a King or
Queen Size Bed, Second Bedroom with a Queen or Double Bed, Third Bedroom
with Two Twin Beds. Second adjacent Bathroom. Living Room, Dining Area,
Kitchen with Breakfast Area.
Four Bedroom Home:
Additional Bedroom with Two Twin Beds, extra seating and a third Bathroom
in some Villas.
Pool Area: Normally
a 12ft x 26ft or 28ft irregular shaped pool and patio area. Three Bedroom
homes have two sun loungers and six chairs with a patio table. Four Bedroom
homes have two extra sun loungers
Executive Homes.
In addition to the above our Executive homes have: A larger home with
Lake or Preserve Views, Play Station 2 in the Family Room (Games and DVD's
can be hired from your local Blockbuster). Television in the Master Bedroom(s)
. Three bed homes have Four Sunloungers in the pool area.
Five Bedroom Home:
Two Master En-Suite Bedrooms with Television, Third Bedroom with Queen
Size Bed, Two bedrooms with Two Twin Beds, Third Bathroom, Powder Room,
Family Room, Dining Area, Kitchen with Breakfast Area. Six Sun Loungers.
Our five bedroom homes may be built on two levels.
Maximum Occupation.
A holiday is an occasion for relaxing and we do not subscribe to the pack
them in mentality of some tour operators. The maximum occupation allowed
is: 3 Bed - Six Persons, 4 Bed - Eight Persons, 5 Bed - Ten Persons, plus
one extra Child under the age of ten. None of our homes have sleeper sofas
but a Cot or Rollaway Bed can be provided at extra cost.
Security Deposits.
As previously mentioned the few spoil things for the many and we have
to protect our homeowners investment. We are required under Florida Statute
to keep guest records and upon check-in you will also be asked to give
a credit card imprint, however no money will be taken from this card.
Late check-ins are required to return to our local office the following
morning to complete registration procedures. If any damage is detected
upon departure we will write and advise you of this, plus the cost of
repairs.
Arrival and Departure.
Obviously we need time to clean your home thoroughly and this can take
some time. Check-in time at your home is not before 4.00pm and we ask
you to leave by 11.00am on the morning of departure. During off-peak periods
we may be able to arrange a later check-out time but cannot confirm this
until two days before departure.
Swimming Pools.
Pools are cleaned weekly and no responsibility can be accepted for dust
or dirt entering pools between cleans. Some of our pools do have automatic
cleaning systems and a net and brush are provided for all pools.
Pool heating is of a domestic nature and to an extent dependent upon the
ambient air temperature, therefore it is impossible for us to guarantee
pool temperatures. All pools have some form of heating and there is no
charge for solar heating. Gas and electric heating can be turned on at
an extra cost by contacting our local office, or by advance arrangement.
Smoking.
All of our homes are designated NO SMOKING and residents who do smoke
run the risk of paying heavy cleaning bills to get rid of smoke and ash
that has permeated the furnishings.
Equipment Failure & Insect Problems.
We cannot be held responsible for any equipment failure in the home, provided
that we arrange repairs in a timely manner. If repairs cannot be effected
to major household services such as power or water supply and air-conditioning
within a reasonable amount of time we reserve the right to move you to
another property within the same geographical area. If this is not possible
our total liability shall not exceed the amount of one full week rental
payment.
Florida is semi-tropical
and insects are a fact of life. All our homes are treated regularly with
insecticides and the residue of these treatments may leave some dead insects
on the floor between cleans. This is not a sign of a house being infested
but rather that the treatment is working.
Claims for Compensation.
Any fault with the property or surrounds must be reported to our local
office immediately and we must be given the opportunity to correct the
problem directly. No claims for compensation of any kind will be entertained
if this procedure is not followed. In the unlikely event that a problem
cannot be satisfactorily resolved the client must obtain an incident report
number which will serve as proof of a complaint being lodged.
Without an incident report number we will not enter into further correspondence
concerning a claim. In the event that agreement concerning compensation
cannot be reached the laws pertaining to the State of Florida shall prevail.
All of our
properties are independently owned and whilst it is not our policy to
change the address of a home once a booking is confirmed this may occur
through circumstances beyond our control. In this event we will offer
you a like or better model home within the same geographical area.
Payment & Cancellation.
An initial deposit of $250.00 is payable upon reserving a home and the
balance is due upon the date of occupation. The final balance shown on
your invoice will be deducted from the credit card used at the time of
booking. If you wish to use an alternative card please email us at Florida@univac.com
with new credit card details at least ten days prior to the date of occupation.
Cancellation of your reservation can be made up to 30 days prior to the
date of occupation without further cost; ALL DEPOSITS ARE NON-REFUNDABLE. Payment is due in full for all 'no shows' and cancellations made
within 30 days of occupation of the property. You are strongly urged to
take out travel insurance to protect you against unforseen circumstances
that could result in you cancelling your vacation.
Cancellation procedure: If you are forced to cancel your vacation please
email us at Florida@univac.com we will then email you back with a cancellation
number. This ensures that all relevant parties are aware of the cancellation.
Unless a cancellation number is issued we do not consider the cancellation
in effect and final payment will be required.
Additional Items
Cots, High Chairs, Rollaway Beds, BBQ's can be hired upon check-in or
by prior arrangement. Maid service is not included but local cleaning
during you stay can be arranged locally if required.
